Professional Disclosures
Due diligence can inform a transaction decision, but it does not automatically replace other professionals or create assurance beyond the agreed scope.
Not an audit or assurance opinion
Unless expressly engaged and authorized to provide a regulated assurance service, diligence does not express an audit opinion on financial statements.
Not legal advice
Contract enforceability, transaction documents, legal structure and legal liabilities should be addressed by qualified legal counsel.
Not a formal valuation appraisal
Diligence can identify facts that change value and can stress valuation assumptions, but a formal valuation conclusion should be provided only when that service is separately scoped and appropriately qualified.
Not brokerage or investment advice
The service does not by itself recommend securities, solicit an investment or act as a business broker unless a separate authorized service expressly says so.
Not lender underwriting
Educational DSCR, affordability or SBA content does not represent a lender approval or guarantee financing terms.
The strongest diligence team works alongside the right legal, tax, lending and transaction professionals rather than pretending one scope replaces all of them.
